Ground Breaking : Market Street Senior Living!

This new senior living complex utilizes four previously vacant historic buildings to create green residences at a medium density.  Featuring energy star design, spray foam insulation, solar panels, and full day lighting these will be a great spot to live near downtown.

New Project Win! Zona Rosa Area, Class 'A' Offices and Conference spaces!

Kansas City, MO.  These are the first few sketches of a new office space that will house new offices that included advanced video conferencing, spray foam insulation for low energy usage, hotel spaces for consultants, and informal gathering points to improve communication and culture.  Complete fall 2011.

New Project! LEED home

Intelligent Line has completed design on a new home that will have daylight in 100 percent of its spaces, reduce the energy use by 70%, and include features normally only seen in large estates. More to come!

Project win! New Italian restaurant and pastry shop!

This new architecture and interior win for a  fast casual dining experience and dessert shop will feature plenty of natural light, clean planes, and natural materials.  Look for more as soon as construction begins!

New project win! 18th Street apartments.

This vacant apartment building was originally built in the 1930's and is on the historic register.  The building will be fully redesigned to return to a 32 unit apartment facility.  A modern design for the site and interiors will contrast against the historic facade outside and restored trim and doors in new corridors.

New project win! Market street senior living. Historic renovation and master plan


Intelligent Line A+D was retained to complete a full service historical renovation and new master plan for three buildings originally built in 1920 and presently on the historical register.  The project is partially funded by state and federal historic tax credits as well as programs for low income seniors.  It will provide over 60,000 square feet of completely new interiors and and retrofitted exteriors, as well as a master plan for the entire block. We are excited and have completed the existing survey and initial sketches.  Images soon!

New project win! Northland Athletic Club, Kansas City


This sports training facility will offer indoor golf, soccer, and baseball training for student athletes.  We are excited to be able to design a year around facility with safety and coaching as the main goals!  Early images are below.

I had a great time sponsoring the Downtowners event this week and welcoming the president of the Kansas City School Board!  While my opening joke was only received well by half the audience, it was a big success.  I am looking forward to woking with Kansas City to help create a positive new world for their empty buildings and continue to help mentor the local students interested in careers through the ACE mentorship program!

Speaking to the Parkville networking group.


I had a wonderful morning speaking to the Parkville group of 60 or so small business owners about the importance of design in their spaces and how brand identity can be strong in their buildings and spaces.  As always, I showed many pretty pictures, and offered a few tips on hiring and selecting designers and architects.  

How to select.

Quality based selection is the best option for selecting a designer.
Don't get confused and hire one company that has built 5 similar projects in the last 5 years.  Look as a blend of projects and access ideas and willingness to help the client!

New restaurant project, Kansas City!

Intelligent Line was selected to provide architecture and interior design for this new restaurant space and banquet facility in KC!  The space will use an artisan wrought iron canopy with gas lamps to wrap around the brick facade.  The interior will have curving planes of stone and a chefs table on an elevated podium in an old safe.  We can't wait for our free taste!

Major renovation and outdoor kitchen space, Overland Park

We are in early design for a great client in Overland Park.  The goal of our involvement is to create warm, inviting, and interesting facade, entry, deck, landscape plan, and outdoor kitchen terrace.  New copper fixtures and panels will compliment local stone columns at the entry.  The materials will wrap the home to create a great new look!  Completion is late 2010 and we are looking forward it!

New project win: Church of Christ

Intelligent Line is excited to have won the Major renovation and addition work for the Church of Christ.  The project begins immediately, with move in scheduled in 2011.  The design will call for a open design with contemporary spaces to promote unity and access.  A new sanctuary, banquet space, library, garden, and sunday school will be included!

Major renovation, LEED office building


This new facade and interior for a vacant building north of Kansas City utilizes solar/pv panels as sun shades and energy generators, a new billboard rooftop, and thermal glass for 100% natural light to the interior.  The repurposed wood panels, reused existing structure, and great new interior environment make this a great project to be a part of!
